Property for rent — Commercial

Renting a property in Cyprus is a great alternative to buying, regardless of whether you decide to spend only the summer here or settle down for a whole year or more. You will enjoy a mild Mediterranean climate, excellent infrastructure, warm sea and clean beaches.

There are many adventures in Cyprus: diving, hiking in the mountains, skiing. Here you can go in for wellness or just relax, experiencing daily aesthetic pleasure from the surrounding views.

What properties to rent in Cyprus

Those who are interested in developing their business will be interested in renting commercial real estate. These can be individual premises or offices, entire business centers, and various buildings. They can be used as retail spaces, company branches, private schools, rehabilitation centers, and more.

For short-term rentals for the purpose of living on the island, apartments are more suitable. They are cheaper, do not require serious investments, and have lower utility bills. The most economical option is a studio with an average price of 250-300 euros per week. A luxury villa with a garden and swimming pool will already cost 1500-2000 euros per week. And this is not the maximum cost.

Houses and villas are optimal for permanent residence. You just need to take into account that there will be expenses for utilities, pool cleaning, lawn care. But they pay for the feeling of freedom and spaciousness.

If you decide to rent a house in Cyprus for a long time, then in addition to houses and villas, you can consider a maisonette ("small house"). They are more common in low-and medium-rise apartment complexes. The price is cheaper than individual villas, since a maisonette is a house that has one or two common walls with its neighbors.

For a long-term stay in Cyprus, it is more profitable to rent a house at a distance from the sea. The first reason is that prices are too high in tourist areas, which will make the rental itself, food, various services and entertainment more expensive.

The second reason is that the busy atmosphere, the constant noise of the surf, the large number of tourists, the distance from shops, schools and hospitals will cause inconvenience. The chosen area should have a good infrastructure, which is created not for tourists, but for those who live in the city permanently.

What to consider when choosing a rental property

To rent a cheap apartment in Cyprus by the sea, you need to take into account which line it is located on. The first one is closest to the shore, so the rental price will be higher. As you move away from the sea, the price will decrease.

For short-term rentals, they offer accommodation that is fully furnished and equipped with household appliances. When renting a property in Cyprus for a long time, you should pay more attention to the condition and level of comfort.

Sometimes you need to solve the problem with furniture. Do not choose a property that requires serious repairs. It will take a lot of effort, time and money to bring the situation in the proper form.

Considering housing for rent, you need to consider a couple of other points:

  • Whether the property is fully or partially serviced
  • Is there a bus stop nearby
  • Where the nearest store is located, and whether it has all the basic products
  • How long does it take to get to the right places: work, school, kindergarten, large shopping centers

In which area is it better to rent a property

The most elite resort on the Cyprus coast – Paphos. There are many secluded places, beautiful coves and opportunities to enjoy a quiet life. Here you can often meet rich people who come together in the evening to dine in luxury restaurants. Paphos is chosen by those who are interested in learning about the history of Cyprus.

A more family friendly place – Larnaca. Suitable for anyone who is tired of noise and crowds. There is no well-developed entertainment infrastructure in Larnaca, so it is ideal for a measured life and a secluded holiday. The city is attractive with an airport, developed infrastructure and good beaches.

A universal place on the island is considered Limassol. There are especially many Russian-speaking tourists and representatives of the CIS who conduct their own business here. There is a lot of work in Limassol and the suburbs, so housing prices are high. This area is more suitable for business and work, less for beach holidays.

In what months is it more profitable to rent a property

The tourist season in Cyprus lasts from May to October.

Short-term rental housing during this period reaches its peak. At the height of summer, the price increases by 25-50%, starting from 100 euros per day. At this time, long-term rental housing in Cyprus is also becoming more expensive.

Therefore, the period from May to October is not a good time to search for real estate. This issue should be dealt with from November to March.

What else affects the rental price

In one category of Cyprus real estate, you can find different types of housing: standard, elite, business class. Additionally, the price is affected by the location on the island.

Other factors that affect the cost include:

  • Condition and quality of the housing itself
  • District infrastructure
  • Number of rooms and total area
